Repurposing and Redevelopment of the Philips Complex.

Philips-FrontansichtAs Austrias first prestressed concrete building the Philips complex, which was planned and constructed by Mr.  Prof.  DI Schwanzer between 1962 and 1964, is one of the most important buildings of the postmodern architecture in Vienna.

In 2014 it was aquired by a group of investors for repurposing and redevelopment.

Ecoprojekt will be responsible for the project management, the contracts and the time and quality management.

Mondi Korneuburg GmbH – Roto II

Reconstruction of the printing hall and construction of a building technology centre.

Mondi-AussenAn already existing storage depot was converted for the installation of a rotary printing press. Therefore it was inevitable to establish a deep foundation for the printing press. Additionally it was necessary modernize the fire sections as well as the heat and smoke vents for their repurposing.

At the same time a new building technology centre and a new location for the catalytic waste gas cleaning was prepared.

These works were performed during the continuous operation of sensitive printing machines.

To guarantee the logistic flows of the company there will be an additional storage depot constructed in autumn 2014.

EcoProjekt was commissioned general contractor.

Car showroom Köfler & Ernst

Extension of the car workshop as well as additional office and storage buildings.

Koefler-WerkstattIn 2010 EcoProjekt was as the general contractor responsible for the construction of the car workshop which is now extended.

Through reconstruction there is additional 520 m2 usable space within the car workshop, including a steel gallery about 80m².

The gap between workshop and showroom was closed by a three story building with office and storage facilities.

The building is designed as a steel frame construction with an insulated trapezoidal sheet metal roof, panelled walls and a foundation of reinforced concrete.

All building works were performed during full operation and finished after the planned construction period of four months.

EU GREENBUILDING CERTIFICATE OF TROTEC AND MONDELEZ

Out of 180 national submitted GreenBuilding winner projects of the entire EU in 2013/2014, nine award winners were honoured by the Joint Research Centre of the European Commission. EcoProjekt served as constructional engineer for two projects, Mondelez Österreich GmbH (Kraft Foods) und Trotec Produktions- und Vertriebs GmbH, which were awarded.

The operating building of Mondelez, erected in the 60is, was awarded for the best thermal-energetic refurbishment. The certificate for the best energy concept for new buildings was given to “Trotec – the Zero-Energy Building”. EcoProjekt was responsible as constructional engineer for architecture, building services, energy engineering and statics and was further able to successfully gain subsidies for both buildings.

In Austria ÖGNB – Österreichische Gesellschaft für nachhaltiges Bauen – awards the national GreenBuilding Certificate for industrial buildings. ÖGNB is the National Contact Point for the EU GreenBuilding Initiative. The award honours the increase of energy efficiency and the integration of renewable energy sources in facilities engineering.

Best Thermal-Energetic Refurbishment

The old office building, which was erected in the 60is, was refurbished with the exception of the carrier structure and the exterior walls were dismantled.

An extension to the building created further office space as well as a roofed parking space. The entire building obtained new premium windows and a green roof for better insulation.

EcoProjekt updated the evacuation routes and fire prevention concept. The building has a barrier-free entrance, an outdoor space, which can be used for meetings and breaks during the summer, as well as a designated parking space for bikes and bicycles. The interior was refurnished for a contemporary working environment with a new floor plan to guarantee more transparency.

The performance of the lightning was reduced from 22 to 8 W/m2 by the installation of LED technology. An efficient heating and cooling system with optimised and simple control was installed. The heating demand was reduced by 75%, the cooling demand by 90% in comparison to the old building. The heating of the supply air with an air-heat pump gains an energy saving of around 190,000 kWh/a, the heat recovery from spent air around 130,000 kWh/a.

Best Energy Concept

The new building was conceptualized for operating energy-self-sufficient. It is a massive construction with ideal insulation and activated building components.

The entire heating demand (200,000 kWh/a) is covered by the interaction of warm-water-solar system, underground storage as well as an extinguishing water tank. The entire cooling demand (130,000 kWh/a) comes from the groundwater. Coolness of the water is used for a surface cooling via a well-water cooling system. The air exchange is controlled by a room ventilation system.

The entire electricity demand (50,000 kWh/a) for the heating and cooling system – geo-thermal heat pump, water-water heat pump and circulation pumps – are provided by an Austrian photovoltaic plant. The building produces therefore energy worth € 40,000 per year.

LED lighting is provided nearly in all areas of the building: offices, R&D, storage space, emergency lighting and outdoor facilities.

Regional heating supply for industrial buildings in Wöllersdorf

Bioenergie NÖ reg.Gen.m.b.H. as operator could team up the companies Iveco, Plecher Planen, AKE Knebel & Forster und H.T.B. Handel-Transport-Beteiligungs GesmbH with an underground district heating network to supply these companies eco-friendly and regional with heat in Wöllersdorf.

EcoProjekt Bioenergie NÖ Delivery of Wood ChipsEcoProjekt was assign as general engineer for the design and as building control for the industrial wood-chip heating system. Wood chips are a carbon-neutral bio-fuel which has high security of supply as domestic energy source. Wood chips are delivered from the nearby black pine forest and stored in a 120 m³ bunker above-ground. This lasts for 14 days when operating with full load.

The plant aims for local supply of heat and warm water to industrial building in the area of Wöllersdorf. The current trial operation produces 600kW power and feeds the 4 connected companies. The biomass heating system is expandable in cascades and is able to supply further companies in the area with district heating pipes.

EcoProjekt Bioenergie NÖ LevellingCovering power peaks is very expensive and high energy input is needed. Therefore, a buffer has been integrated into the system for economic reasons. Performance fluctuations can be equalised for example in the summer, when mainly warm water is produced.

The construction of the bio-mass heating system has started in October 2013. Since the beginning of December 2013 the trial operation has been running.
