Since 2009 EcoProjekt has been assisting Coca-Cola Hellenic as constructional engineer and general contractor.

Optimisation of the operating logistics and reconstruction in 2009 ensured that the Viennese location, Triesterstrasse, could be preserved for another 4 years. The Viennese location was opened in 1955 and served as Austrian production site for over 50 years. However, the site had no further possibilities to be extended for a new bottling line and storage space.

ecoprojekt_cola_4The 355,000m² free area on the production site of Römerquelle gave Coca-Cola the possibility to build a new production and distribution location in Edelstal. In case of growing production and storage Edelstal also provides the possibility to extent. Further requirements were the incorporation of the existing complex of Römerquelle as well as a traffic concept for the distribution and employees.

In Cooperation with Niarchos & Associates Athen, EcoProjekt redesigned a new logistics concept in Edelstal. This concept offers Coca-Cola the possibility of extending their operating site modularly. In the existing site of Römerquelle another office building was incorporated. It has been accommodating 30 employees since June 2013. The new traffic concept governs delivery and pick up for the production via a new access-road to the site. On the initial area of Römerquelle, 1.000m² parking spaces were built for the employees. The new central warehouse offers space to 35,000 pallets.

On the 2nd May 2013, one year after breaking ground, Coca-Cola HBC Austria GmbH celebrated with EcoProjekt, BM Hundstorfer, BM Berlakovic and Landeshauptmann Nissl the big opening of the new bottling plant of Coca-Cola. The social rooms and the reconstruction of the canteen were completed end of June 2013.

EcoProjekt was the constructional engineer of this project. This includes architecture, obtaining permits under building and industrial law, statics, building services, fire prevention, traffic concept, supervision of construction works and site and technical, managerial and artistic supervision.

Open OfficeThe new energy-self-sufficient operations building of Trotec laser. marking cutting engraving, a subsidiary of Trodat – world leader in self-inking stamps is built to set new standards. The building’s main concept, form and interiors are designed according to Feng Shui to create an ideal work environment for 100 employees. Further the building should be extendable. EcoProjekt speaks of “extendable” when all fittings for the building services are available for all extensions and for extra floors as well as the premises is laid out to allow future additions. The elevator, the infrastructure and the staircases are ready for possible extensions. The attics are the base for the future upper floors.

Construction of storage underground during winterThe building shall also mirror the slogans of the building owner Trodat and Trotec. The building is structured in 4 building units with a total area of 5,200m²: 50 % are reservered for offices, R&D and sales department, 30 % for production and assembling and 20 % for storage space and dispatch department, as well as three floors. The whole building is erected as massive construction and insulation values depending on the component are around 50 to 100 % better than required by the Austrian building regulations.

Electrical air condition and radiators were yesterday!

Surface heating and cooling systems with activated building components are deployed for heating and cooling of the building. This technology in combination with the ideal insulation and massive construction guaranties a lower demand for heating and cooling, a lower fluctuation in temperature and a higher heat storage capability. Due to missing thermal and air ventilation there is nearly no dust or noise exposure in the building. The building is aerated by a controlled room ventilation system.

The entire heating demand – 200,00kWh p.a. – is coming from the sun. A 200m² warm-water-solar-systems feeds into a 5000m³ storage underground during the summer months. The underground storage consists of the subgrade and a 270m³ extinguishing water tank. The produced solar heat on sunny winter days can be fed directly into the system or by means of geo-thermal heat pumps fed from the storage underground during the heating period.

The 240 RM underground supply cables for the controlled room ventilation precool and dehumidify the supply air in summer. As a result the terrestrial body around the supply cables is heated up. During the heating period this stored heat will preheat the supply air and at the same time cools the terrestrial body down again, which leads to an on-going circle.

Construction work at TrotecThe entire cooling demand – 130,000 kWh p.a. – is coming from the groundwater. The water’s coldness is used for the surface cooling via a well-water cooling system. The well water can also be used as failure protection for the heating by means of the geo-thermal heat pumps.

The entire electricity demand – 50,000 kWh p.a. – for the heating and cooling system: geo-thermal heat pump, water-water heat pump and circulation pumps are provided by an Austrian photovoltaic plant.

The building is research funded as high-duty solar plant, energy self-efficient for heating and cooling and has, therefore, no CO2 emission for heating and cooling.

Set-up of underground storageAs the storage underground and the extinguishing water tank are the main components of the complex heating system, the construction had to be finished in summer that the warm-water-solar-system can preheat the storage underground and the extinguishing water tank. If the construction would be finished in winter the water-water heat pump is increasingly needed to cover the heating demand as the building cannot use already stored heating. Moreover it is worth noting that the efficiency of the large-scale solar system improves in the first years for the storage underground expands.

 

The building’s heating, air condition and cooling is independent of conventional energy sources such as gas, oil or bio mass!

Despite the high-quality technology used, the building costs are only slightly above conventional buildings. The reasons are the activated public funding, ideal engineering and implementation by EcoProjekt together with Trodat and Trotec. Not to forget the deployment of proven system suppliers from Austria like Immosolar for the storage underground, MSR technology and photovoltaic products and Fronius for the photovoltaic plant, E-Werk Weld for the entire electrical engineering and GEG Elektro und Gebäudetechnik for the building services.

Construction project management and its contractual forms

Crucial for the smooth execution of engineering, submission, permission and implementation of commercial and industrial building projects is the project management.

Construction project management covers the planning, organising and controlling of all people and projects involved, for example, contractee, departments (warehouse, production, sales, administration, security,…), contractors (main and ancillary construction trades), professional and specialised engineers (architect, building services, geologist, surveyor, logistics, production technology, storage technology, interior design, IT, building coordinator, etc.). The aim is full control during the engineering and construction period: to meet functionality, quality, time and costs and to coordinate all people and their interaction efficiently. Cost effective engineering and implementation means also thermal and economical optimisation of your building – your advantage for the entire operating lifetime of your building.

The following actions are taken to achieve this aim:

  • Set-up of  a structure and good working organisation of the project which guarantees an undisturbed and trouble free project flow
  • Exact definition of tasks and milestones of contract partners and people in charge
  • Exact definition of requirement specifications of the projects – functional specifications
  • PRN: General offer, invitation of tenders for supplies and joint evaluation
  • Search and selection of all professional and specialised engineers

Contractual Forms

As building owner you have different possibilities to handle your building project:

Individual Agreements:

This means you close an individual contract with each engineer (architect, building engineer, professional and specialised engineer, for example, building services, building physicist, structural engineer, logistician, etc.) and with each craftsman (master builder, carpenter, tinsmith, roofer, drywall constructor, electrician, plumber, etc.). Each single engineer and craftsman is liable for their work according to the closed contract.

Constructional EngineerConstructional Engineer:

When you close a contract with a constructional engineer all engineering services (architecture, building engineer and so on) reside in one hand. Ecoprojekt as constructional engineer is responsible for all engineering services from the first draft, via engineering, submission and permission, to the construction supervision and hand over of the finished project. Ecoprojekt is liable for the whole engineering and project management, the individual craftsman are liable for the implementation.

General Contractor:

The general contractor implements the project on basis of the existing construction plans and calculations of the architect, the professional and specialised engineers or of the constructional engineer. He guarantees an implementation on schedule and on costs on the basis of the construction plans and calculations as well as the functional specifications and bill of quantities. For the additional risk coverage additional fees will be charged.

Ecoprojekt as general contractor submits the building permission on basis of the construction plans and implements your entire building project. The advantage of a full liability of your project is a fixed price and fixed deadline.

EcoPorjekt also offers you the possibility of an open general contractor package. You are able to look into single contracts and accounting. You have a say when evaluating the suppliers for your building project, close counter deals, however have still one company liable for the entire implementation with a general contractor mark-up.

Full Service General Contractor:

The full service general contractor is not only responsible for the implementation phase but also reliable for all engineering services beforehand.

Ecoprojekt as full service general contractor is the constructional engineer as well as the general contractor. The advantage is that the general liability of your entire building project lies in one source – Ecoprojekt. We also offer the possibility of an open package, which gives you a say when it comes to allocating the various crafts.

Trotec is a subsidiary of Trodat – world leader in the stamp industry – and want to construct their new operational plant with new standards. Their building is designed for energy self-efficiency.

The entire heating demand – 200,00kWh/year – is coming from the sun. A 200m² warm water solar system saves into a 5000m³ storage underground and into a 270m³ extinguishing water tank during the summer months. The heat energy will be used directly or will be fed with geo-thermal heat pumps into the system. On sunny winter days the gained heat can be fed directly into the system. The supply air will be pre-heated in winter with 240m supply air lines underground.

The entire cooling demand – 130,000 kWh/year – is coming from underground. The cooling system consists of well water which is fed into the building components. For temperature equalization well water is fed via geo-thermal heat pumps into the heating system. The supply air will be cooled down and dehumidified by the 240m supply air lines underground in summer.

The entire electricity demand – 50,000 kWH/year – for the heating and cooling system: geo-thermal heat pump, water-water heat pump and circulation pumps is provided by an Austrian photovoltaic plant.

As the storage underground and the extinguishing water tank are the main components of the complex heating system, the construction had to be finished in spring that the warm water solar system can preheat the storage underground and the extinguishing water tank in the summer. If the construction would be finished in autumn, a temporary heating solution had to be installed, as the building cannot use the stored heating for the first winter.

Interestingly the economic efficiency of this high-duty solar project improves in the first years and prohibits a dependency on conventional energy sources such as gas, oil or bio mass during the building’s whole life cycle.
